卡尔加里和埃德蒙顿--急剧下滑即将来临?

 

摆针已经从一个火热的卖方市场快速的摆到一个急速降温的市场。所有的房屋板块在07年最后一个季度都经历了大幅的房价上升,该势头今年仍将继续。交易对挂牌的比率在这两个城市都出现下滑,而且目前仍处在市场平衡状态的较弱的一端。房价的年增长率继续大幅下滑,一月份卡尔加里为8%,埃德蒙顿为 11%。这种减弱的趋势在新房市场也很明显。卡尔加里的新房开工量已大幅发了一些市场稳定因素开始发挥作用,比如因为过于离谱的标价已经让很多的有希望的购房者退出市场。随着市场供应的逐渐的增加,价格上涨步伐将会继续放缓至和收入增长和市场情况相一致。

全国范围内的房屋承受能力在2007的每一个月都在恶化,一直到年底达到1990年房屋泡沫高峰以来的 最难承受水平。在当时,急剧上升的利率和经济的衰退引发了大部分的麻烦。而今天,相反的却应该是由健康的宏观经济运行水平,比如就业增长等带来的持续的房价攀升为这种现象的造成负主要的责任。另外一个推动这种房产市场周期的因素是房贷产品的创新,这使得房地产市场扩大到自两年前房贷保险放宽以来更多的潜在购房者。

只有阿尔伯达省出现相反的趋势,在阿尔伯达之外的每一个市场的每一种房屋,其可承受性都大大恶化。

相对较高的固定房贷利率的滞后效应一直是这种承受能力恶化的一个因素,但是我们预测广受欢迎的5年期的利率到年末将会进一步下跌75个基本点。未来,房贷利率的下降,房价的降温和收入的上升都会为各种市场带来较为容易的承受水平。

阿尔伯达房价的下滑正好加剧了日益上升的加拿大和美国家庭开支的比较。美国人仍然稍微富裕一点,但他们却更深的依赖借债,债台高筑,流动性也低。这样也让他们比加拿大人更易在当前的信用危机和房价风险中受到影响。

过去6年以来美元的大幅贬值让加拿大人与美国人相比更加富裕,因为他们的财富在国际市场的相对购买力得到了提高。表格里的数据采用当地货币,一个近于持平的加元让我们的比较相当直接。如果这是在6年前加元对美元跌至只有62分的最低值时,加拿大的家庭净资产将会比美国低40%。即使假设加元对美元的长期汇率为某一定植,比如85分,加拿大家庭的净资产也要比过去几年高出很多。

阿尔伯达的房屋市场值得关注

购房者的承受能力似乎在去年年中达到顶峰。情况现在正逐渐改善,未来的几个季度将会有更多的减压因素出现。健康的家庭收入(年增长率在2007年底达到5%)和下滑的房价正好给很多新的购房者提供了进入阿尔伯达这个过分膨胀的市场。这是市场在3年来的第一次出现了各板块的大范围的可承受能力的提升。这也标志了一个我们害怕看到的趋势的开始。所有房产市场的各项指标,包括房价,新房开工量,二手交易等,现在都处在收缩状态。交易和挂牌的比率已经从供不应求的卖方市场转换到了一个相对平衡的区域,这种平衡在过去的6个月中保持稳定。随着市场持续解困和房贷利率放松的逐步实现,情况将会得到进一步好转。

 

 

 


 

房地产市场快报:2007年10月 

房地产市场的钟摆现在开始摆向另一个方向了吗?有可能.... 我们把房地产市场比做钟摆已经有一段时间了-在‘06年和'07年上半年当价格急速爬升时这个钟摆曾经远远的摆向一边,而后当房屋供应量跟着迅速上升到历史最高记录时这个钟摆又远远的摆向了另一边。因此随着时间的推移,这个钟摆的摆动幅度应该是越来越小,最终达至静止不动。

正如下图所示,这个钟摆现在似乎已经开始向相反的方向摆动了。但是不要误会我的意思,我们仍然看到价格在下滑,房屋供应量仍然维持高位,销售仍然是季节性偏低,但是情况似乎正在逐渐稳定。有一件事情可以肯定,销售与之前月份相比已经有了显著上升。

10月份的销售通常要比9月份低,但是大家可以看到的是10月份的销售与前面月份相比出现大幅度提升,其提升幅度与2003-2005水平相似

 

当然,大家都想知道价格上有哪些变化,所以我不会在这里画趋势图。

平均价格从9月份的$344286上升到10月份的$347668。但是先别过于激动,独立屋的平均价格已经连续第5个月下跌,是高层公寓在独立屋价格下跌的同时支撑着整个房地产均价在向上提升(明天会有更多这方面的报道)。我们还看到自二月份以来的房屋供应量的第一次下滑。我们曾经还在怀疑供应量是否会有下降的一天!
